Plumbrook builds strategic portfolios of Boston mid-market multifamily assets — targeting off-market opportunities in prime submarkets where we see upside through rent mark-to-market, accretive value-add renovation, and streamlined leasing.
We define mid-market multifamily as apartment buildings between 10 units (“small multifamily”) and 150+ units (“institutional multifamily”).
Because less capital chases mid-market assets, we can buy them at a better risk/return than small or institutional peers — and in desirable submarkets we retain institutional tenant quality.
Small multifamily typically attracts wealthy local investors, who often max out around $5M and rarely form syndicates to acquire more or larger assets. Institutional investors, by contrast, typically seek 150+ units to achieve the operational scale that supports on-site property management. With less dedicated capital focused on the mid-market, many of these properties stay off-market or undermarketed, or surface as broken transactions.
Plumbrook underwrites mid-market multifamily using comparables for mid-market transactions — but believes there is significant upside in aggregating these buildings into portfolios of institutional scale.
These are cash-flowing investments — Plumbrook makes quarterly distributions.
Plumbrook acquires assets offering a stabilized yield of 6.5%+ in prime markets.
Upside from rent growth, underpinned by rent mark-to-market, accretive renovations, and sophisticated leasing.
A tax-advantaged asset class: investors receive accelerated bonus depreciation in year one, and going forward, taxes on distributions are offset by depreciation.
Plumbrook was built around the belief that real estate investing should create value for all of its key stakeholders.
